Airbnb rules in Sydney

Before listing any Sydney property on Airbnb or another short-term rental platform, owners need to understand the NSW Short-Term Rental Accommodation framework.

Planning and council. Non-hosted short-term rental in Greater Sydney is capped at 180 days per calendar year. The exact cap and any local council overlays apply at the LGA level. Every property we manage is registered on the NSW STRA Register. Strata-titled properties also require by-law confirmation, and we handle that liaison before listing.

Safety and records. Smoke alarm compliance, gas safety certification where relevant, and emergency information for guests are all baseline. Guest records, including identification, are logged for every booking under the NSW Code of Conduct, and we hold those records for the statutory period.

Tax and insurance. Short-term rental income is assessable income in Australia, and the property may attract different deduction profiles depending on use. We provide monthly statements suitable for your accountant. Standard home and contents insurance does not cover short-term rental, and we coordinate appropriate short-stay cover with the owner before any first booking.

Yes. Every non-hosted short-term rental property in NSW must be registered on the NSW STRA Register before it can be listed. We handle registration as part of onboarding, and properties already registered are transferred to our operating record when management begins.
The 50/30 rule is a guideline some owners use to think about operating costs and net yield. It is not an Australian regulatory rule. The NSW framework governs registration, the 180-day cap and Code of Conduct compliance. We provide full revenue and cost reporting so owners can apply their own yield benchmarks.
The Australian Taxation Office's six-year main residence exemption may allow owners to retain their main residence CGT exemption for up to six years while the property is income-producing, subject to conditions. This is a taxation question, so we recommend confirming the application with your accountant before commencing short-term rental.

Every property we manage in Sydney is stocked with premium hand wash, body wash, shampoo and conditioner as standard, alongside commercial-grade linen and towels, premium coffee, tea and pantry basics. Consumables are itemised separately on the monthly owner statement.
Every guest booking includes a Security Hold of $2,000 to $3,000 (unless higher is required), pre-authorised against the guest's card 48 hours before arrival. The hold is released within 7 days of departure subject to property inspection. The Security Hold covers minor damage, excess cleaning and missing items, and is one of the reasons our portfolio retains its standard.
We do not accept party bookings, weddings or filming on our residential portfolio. Every booking is screened before confirmation, and bookings flagged as high-risk are declined. This applies equally to platform bookings and direct enquiries, and is one of the non-negotiables we hold across the portfolio.
Onboarding takes 2 to 4 weeks from contract signature to first guest, depending on property readiness. We handle photography, listing creation, NSW STRA registration, insurance liaison, key handover and the first changeover. Owners receive a single point of contact in our Darlinghurst office throughout.
