There is a construction site on the opposite side of the road to the unit at the end of the street to the apartment, and we just wanted to be transparent to guests.
The major excavation works have been completed and the build is yet to start. This may or may not be disturbing to guests hence we want to be transparent and upfront for any booking who wishes to proceed. Please note we cannot refund if there is noise after check-in and we do ask that guests discuss this upfront so it doesn’t affect the property’s amazing reviews.
Style and substance combine at this elegant harbourside penthouse. Located in a mid-century apartment building at the end of prestigious Billyard Avenue, the split-level, ultra-chic three-bedroom apartment has been completely restyled with an effortless mixture of modernist geometry and contemporary, organic touches.
The layout of the property is naturally dictated by the position. This is an eyrie high above the harbour, with views from both levels taking in Elizabeth Bay, Rushcutters Bay, Double Bay, Clark Island and on and on, all the way out to the harbour mouth.
Getting out of the lift, you enter the penthouse on level nine. Sunlight and the deep blue of the harbour dominate your view immediately, but if you turn the corner you find two bedrooms, each with a built-in robe and one with an en-suite.
Moving towards the full-length windows and balcony, you enter a communal living area featuring a partially separated state-of-the-art kitchen, spacious lounge and study/TV room. The whole space is positively bathed in light, both from the balcony and from north-facing windows with a wide view of the opposite shore.
That’s only the very beginning, though. A flight of stairs takes you up to the most breath-taking part of the house – a whole level given over to the master bedroom and terrace. The master, with direct access to the wraparound balcony, harbour views, a king bed, built-in wardrobe and colossal en-suite with his-and-hers vanities and an oversized tub, must be one of the most beautiful rooms in Sydney.
On this level, the indoor space can be opened on every side to the sun and breeze. Step onto the enormous terrace, with its combination of covered and open outdoor living and dining areas, and we challenge you not to be swept away by the view, the sun and the drama of Sydney Harbour. This is the Emerald City at its best.

This is a home that has been designed to take advantage of its setting. Windows and skylights allow the light in, while gentle curtains and an automated louvred shade cover allow for privacy and protect you from the elements. A wet bar on the top floor and the kitchen, with its European appliances and stylish marble benchtops, make entertaining high above the harbour a breeze.

A beautiful property deserves a beautiful fit out. The penthouse has been completely redone in a sophisticated contemporary style that pays tribute to the building’s mid-century roots with geometric furniture and modern art, while also referencing its waterfront location. But there are plenty of warm, organic touches here too – a rare combination of comfort and cool.
What the Sophisticated Traveller Loves
Few Sydney neighborhoods can rival Elizabeth Bay when it comes to views, prestige and sophistication. With the fine dining restaurants and chic wine bars of Potts Point and Darlinghurst just around the corner, there’s always something to do. The city and Woolloomooloo, with theatres, art galleries and luxury shopping, aren’t much further. Despite the two car spaces and harbour jetty, urbane traveller’s will likely find themselves strolling Sydney’s most fashionable streets.
